Apply In-Person:
- To apply for instrument registration (title) in person, the applicant has to approach the Ghana Land Commission office contact link
- Visit the office and obtain an application form from the relevant department.
- Applicant has to enter all information in the application form.
- Make sure that the applicant has all the required documents listed in the “Required Documents” section of this page.
- Please refer to the fee details in the “Fees” section of this page.
- If all above-mentioned procedures were followed properly by the applicant, the application form will be viewed by concerned authorities and the applicant will be notified regarding their registration.
- After the notified period, the applicant must go to the office and get their registration certificate.
- Generally, the processing time for this procedure 1 month.

- Stamped (stamp duty duly paid)
- Nature of instrument (title of document)
- Solicitor’s stamp /seal
- Approval plan (certified judgment plan if the nature of the instrument is judgment)
- Back of the site plan must be signed by the parties
- Jurat (if the document is thumb printed, etc.)
- Oath of proof must be executed
- All supporting/ recited documents must be attached
- Evidence of concurrence/consent (stool and state lands subsequent transactions)
- Original land certificate of the transferor (for transfer of whole)

Need for the DocumentEdit
- An Instrument is any transfer, mortgage, caveat, covenant and agreement that is registered to a land title. Any instrument that affects the parcel of land will be listed on the Registered Search Statement for the property.

- The lands commission is established by article 238 of the 1992 constitution Act, 2008 (Act 767) as a body corporate with perpetual succession, a common seal, and sue and may be sued in the corporate name.
