Apply In-Person

  1. Applicants wishing to apply for a Building Permit must apply to the Department of Physical Planning and the Buildings Control Division of the Ministry of Works & Urban Development. The address can be found in the “Office Location & Contacts” section. Or click on the following Link
  2. Application for a Building Permit may be collected at the Buildings Control Division of the Ministry of Works & Urban Development or can be downloaded here
  3. Complete and submit the application form along with the required documents listed below, to the Ministry of Works & Urban Development or local administrator. Freeport applications are submitted to the Grand Bahama Port Authority Limited.
  4. A 10% deposit (of the estimated building permit fee) is payable on submission of application. Please see “Fees’’ section.
  5. The application and supporting documents are sent to the following departments for processing:
    • Civil Design Section, where checks are made for drainage and road access.
    • Department of Physical Planning, which grants zoning approval.
    • Department of Environmental Health/BEST Commission, to assess the environmental impact and ensure compliance with Environmental Health codes.
    • Control Division of the Ministry of Works & Urban Development, where they complete mechanical, electrical, structural and other checks as necessary.
  6. The Building Permit will then be prepared for issue.  Drawings will be stamped as approved and the final fee will be calculated.
  7. Applicants will be notified through telephone regarding the Building Permit approval. The document can be collected upon payment of the building permit fee.
  8. The applicant must then make the final payment and collect the Building Permit at the Buildings Control Division of the Ministry of Works & Urban Development.  Family Island applicants can collect approved permit and make final payment at the local government office.


Note: The application may get rejected or additional information may be requested at any stage of the application process.  The applicant will be informed of any queries in writing via the post. The application will not be processed unless the requested information is supplied by the applicant. An application can be delayed for any of the following reasons:
  • Incomplete application.
  • Queries not addressed.
  • Legal matter involving the application.

Pre-requisite:
In order to process the application the following must be submitted: The applicant must have three (3) sets of drawings.

  • Location Plan
  • Site Plans
  • Architectural drawings
  • Structural drawings
  • Electrical drawings
  • Mechanical drawings
  • Plumbing
  • Air-conditions
  • L.P Gas


Supporting Documents:
The following documents must be supplied in triplicates:

  • Location Plan.
  • Survey Drawing of Site.
  • Site Plan.
  • Architectural drawings – signed by a registered Architect.
  • Structural drawings.
  • Mechanical and electrical drawings - signed by a registered Engineer.
  • Approval letter from Agency based on the location or nature of the project.
  • Dock (to be submitted to the Port Department).
  • Hanger (to be submitted to the Civil Aviation Department).
  • Build of Lease/Agricultural Land (to be submitted to the Ministry of Agriculture).

FeesEdit

  • Please see The Building Permit Schedule of fees to determine the associated fee.
  • The deposit varies depending in the size of the building.A deposit fee is needed to start the Building Permit approval process. The Building Control Division will tell you the amount when you apply.
  • Please note that it is only a deposit(usual 10%) in order to get the process started. You will pay the balance (90%)after the application is approved.


ValidityEdit

The permit is valid for eighteen months from the date of issue. An extension may be applied for prior to the permit expiration date.

Need for the DocumentEdit

  • A Building Permit is required for all new construction, additions, alterations, including decks, sheds, retaining walls, and fences in The Bahamas as mandated by the Buildings Regulations Act.
  • Building permits are required to ensure public safety, health, and welfare as they are affected by building construction, through its structural, mechanical, electrical integrity, adequate exit facilities, sanitary equipment, lighting, ventilation and fire safety.

In most cases the Building Control officer will allow the application to be filled out without the Mechanical and Electrical drawings; however they shall be submitted before the first inspection takes place.
