Procedure

Apply In-Person:

1. To Apply for Deed Registration in person, the applicant has to approach the Ghana Land Commission office.
2. Applicant can check the status of your FIR land commission office. The address of every office available in the state contact link
3. Publish a lost and found advertisement stating your deed details with your contact information on any newspaper of choice. Wait for 2 to 4 weeks for someone to return your deed if it was just misplaced.
4. Visit the Sub-Registrar’s office where your property is registered and make an application to get the certified copy of your sale deed after the waiting period.
5. Then, prepare an Affidavit on stamped paper.
6. You have to state everything that happened and sign an undertaking. Attach the FIR, newspaper ads, and other press clippings (if any) to the Affidavit.
7. The deed application form for an offline procedure is available in the Sub Registrar's Office.
8. In the deed application form that you have to submit along with your Affidavit and documents that are mentioned in the “Required Documents” section. Fill in every detail such as year, type, and document number along with your name and contact number.
9. Please refer to the fee details in the “Fess” section of this page.
10. After paying the required fee in the Sub-registrar's office, hand over the deed application with FIR, newspaper ads, and Affidavit.
11. After verification, a certified copy of the deed will be issued by the Sub-registrar's office.

Fees

• The fees are cumulative of some charges and will come around GHS 155.00

Validity

• The validity of the certified hard copy is forever.
• Keep the FIR, advertisements, and other copies in case of future need.

Instructions

• The lands commission is established by article 238 of the 1992 constitution Act, 2008 (Act 767) as a body corporate with perpetual succession, a common seal, and sue and may be sued in the corporate name.

• Applicant name
• Applicant address
• Year of Deed Registration and other property details.
• Identity Proof.
• Sub Registrar’s office based on the area of your property's registration.

Need for the Document

• If the applicant plan on selling your property but lost the applicant's original sale deed, the applicant can use this as a replacement to give as proof while applying for an original one.
