==Procedure==

1.The applicant starts identifying land on sale. Land can be identified by visiting real estate dealers / agent or land owners. In cases where a real estate dealer is identified, applicants must ensure that the deal is registered and authorized to do so before proceed;

2.When land has been identified, the applicant proceeds with making a search at the Land Registry Office to get a Search Certificate. This is done to ensure that the identified land is not state owned, it should either be in freehold or leasehold; it is also done to ensure that the property is free from any hindrances and that the seller has a clean and true title of the property;

3.When is proven to be available, the buyer and seller go ahead to a contact a legal person (lawyer) to draft the transfer / sales agreement. In this case necessary documents are presented to the lawyer and he / she in return drafts the transfer / sales agreement, which must be signed by both parties.

4.After signing the agreement, the lawyer authenticates the documents and the dossier is submitted to the Land Registry Office. in this case the officers at the registry certifies submitted documents as true copies after examining them, the applicant signatures of both the seller and buyer are verified and the identities of both parties are certified and thereafter the sales documents are registered by the registry;

5.Thereafter the applicant proceeds with obtaining a Location Certificate from the Ministry of Urban Planning and Public Utilities. In this case the Land Department has the obligation to verify the size and location of land in question and thereafter issues the Location Certificate

6.Thereafter the applicant must seek approve from the Land Department. Here the applicant submits all the required documents to the department and makes all the necessary payments and if documents submitted are accepted, the department issues its approval and forwards required documents to the land registry office to go ahead with the transfer of land;

7.When the documents are forward to the land registry, the buyer is required to pay registration fees. When fees are paid, the property / land shall finally be registered by the land registry office and a new land title is issued in the names of the buyer / applicant;

2.Applicants must ensure that the land in question has no hindrances like caveats and mortgage;

3.It either freehold or leasehold properties that can be acquired from individuals;

4.Applicants are called upon to always contact lawyers to provide assistance in the entire process;

5.Ensure that the agreements prepared are standard forms;

6.It is advisable for all agreements to be drafted by legal persons (lawyer / attorney / notary);

7.Ensure that all dues payable are cleared;
